What we check first
We look at the fan, the caulk lines, the grout, the toilet base, and under the vanity. Any one of those can be the source.
Repairs that stop the cycle
Most bathrooms need three things after remediation: a properly vented bath fan, new caulk at every joint, and a fresh grout sealant. We can handle those too.

Frequently asked questions
Can I just replace the caulk?
If the mold is only on the caulk surface, yes. If it has gone into the drywall behind the tile, replacing caulk hides the problem for a few months and then it comes back darker.
Do I need a bigger exhaust fan?
Most bathrooms need at least 80 CFM of ventilation ducted straight to the outside, not into the attic. We can size and install the right fan.
How long does a bathroom job take?
Most bathrooms are done in one day. If drywall or subfloor needs to come out, plan on 2 to 3 days.
Will a dehumidifier help?
In whole-house terms yes. For a single bathroom, a properly vented fan run for 20 minutes after every shower does more.
